Interest rates are down and homebuilders are willing to make concessions. Remodelers are not working to capacity at all times and may be able to give you a better deal. Everything else being equal, this would appear to be a great time to get a new construction or remodeling construction loan.

Currently there are a lot of competition for the refinancing of mortgages and buyers of new homes that meet the requirements of a loan. With mortgage interest rates well below the rate of primary interest, it is time for a mortgager writing of terms or of putting in place a mortgage on a new purchase. Each mortgage lender or broker can demonstrate substantial savings to be kept going in that direction.

    You may be different, but most Pinellas/Hillsborough/Manatee County home buyers keep their hard-won purchase less than five
    years! So it pays to remember that new construction purchased today will almost certainly be easier to sell in the future
    than an already aging existing house, if only due to the inevitable wear and tear and obsolescence, not to mention style
    concerns.

    A tale of two homes

    There are two choices when it comes to residential real estate purchases: you can purchase an existing resale home, or you
    can purchase a brand-new home. There are several variables that go along with each of these options, such as the age of an
    existing home and whether you purchase a new home pre or post-construction. Many of these variables will have a large
    effect on the resale value of a home, so you should carefully research all of your options before you buy.
    So let’s say you have completed your research and have narrowed your choices down to two homes. One is an existing home,
    built in 1990, and the other is a pre-construction custom home. They are approximately the same size, and both are in good

    Fed Funds Rate vs. Mortgage interest rates

    Slow times for new housing builders in the Pinellas/Manatee/Hillsborough county areas of Florida make it an extraordinary opportunity for buyers– situations like these may never come again in our lifetime.

    With New Home Sales fading and colder months ahead, it may be an opportune time for home buyers in Lakeland to look at new construction. Builders are eager to move inventory and the cost of materials remains low.

    Buying “new” may never be cheaper — especially with mortgage rates as low as they are. The 0.750 percent drop in rates since January has shaved $188 off of a $200,000 mortgage’s monthly cost. That’s $2,250 per year in savings.

    Buying A New Home vs Renting in Today’s Unusual Market

    In today’s world there is no need to be renting anymore. You can now affordably own a new home and invest in your future rather than investing in your landlord’s future. You can still achieve the American Dream of homeownership. In fact, you can now own a new home today for less money than you pay in rent. With little or no money down and a monthly mortgage payment lower than you thought was possible, you have the ability of owning your own new home at a price you may have never dreamed possible.

    Tankless water heaters cost more initially in new construction, and can be a nightmare to retrofit in a remodeling project. But in many use cases they save energy costs dramatically. This article gives some guidelines for evaluating what’s right for you, whether your project is an addition or a new home construction in the Tampa Bay area.

    Cost could be a factor for the low penetration in the U.S. market–tankless heaters cost significantly more than a conventional system. But it also could be a matter of educating the American market about the product. In recent years, manufacturers say awareness has grown significantly, and so has usage, which has seen double-digit increases. The driving force? Consumers. They are “mainly the ones driving this demand for tankless water heaters more than builders,” Aikens says.

    Does that mean that every builder and remodeler should install tankless in their projects? Maybe, maybe not. While tankless technology can reduce a home’s energy costs by as much as 25% annually compared to a standard 40-gallon tank heater, there are other considerations. Standard storage tanks now qualify for Energy Star certification. And tankless systems may have other issues that negate its energy performance and lower operating costs.
