American Housing is very involved in community projects and recently partnered up with the City of St. Petersburg, Florida and Habitat for Humanity of Pinellas County in order to build a new home and fulfill the dream of homeownership for a local family.

At a small home dedication ceremony celebrating this achievement, Clarence Scott, St. Petersburg City Council Member, welcomed many from the community, including Lee Kretzer and Carla Slicker from American Housing, to the “Presenting of the Keys” to the new owner, Mr. Jones. Ron Spoor of Habitat Pinellas opened with a prayer. “We gather to celebrate the commitment and determination of Mr. Jones and to thank all of the people who worked together to turn Mr. Jones’s dream of homeownership into reality. May this home we dedicate today become a beacon of hope for him and others. Together we pray. Amen.”

American Housing Builders, Inc., through the City of St. Petersburg Neighborhood Stabilization Program, recently built this beautiful new home for Mr. Jones and his family. This achievement was celebrated at the home site on Tuesday, March 8, 2011 with members of the City of St. Petersburg City Council, members of the City’s NSP Program and members of Habitat for Humanity of Pinellas County.

At the ceremony, there were gifts for Mr. Jones and his family. A Habitat volunteer provided Mr. Jones with a “symbolic” Habitat for Humanity hammer to take care of those small jobs around the house. City of St. Petersburg Council Members Wingay Newton and Bill Dudley gave the proud new owners an American flag and Kevin Klucas gave a “Welcome” mat. David Fornek offered Mr. Jones a new Bible for him and his family.

Clarence Scott, City of St. Petersburg Council Member, then gave Mr. Jones the keys to his new home. A proud Mr. Jones then proceeded to thank the City and American Housing for helping him and his family achieve their dream of owning their own home.

Finally, the Reverend Daryl Sey from the St. John Missionary Baptist Church blessed this new home for Mr. Jones and his family.

These new construction mistakes as illustrated in the gory photos from the article you referenced below are errors in judgment that should have been stopped in the blueprint stage. These mistakes would be funny if they weren’t so expensive to repair and so easy to avoid in the first place. With over 100 years of combined experience in new construction and remodeling American housing builders pledge to you that photos of your new house details will never end up in a rogues gallery such as the one we present here.

I could wax on and on about how important home inspections are for new construction,especially if the builder tells you that a private home inspection isn’t necessary, but I’ve found that photos are far more convincing than anything I could say. I took all of the photos below at homes in Minnesota that were either new construction or only a couple years old; the issues that you’re seeing are all ‘original’ issues; they weren’t created after the homes passed their final inspections by the city.

Pinellas County is the most densely populated county in Florida, and Hillsborough, Manatee, and the surrounding metro area is not far behind. Given the rising cost and time of commuting and the development of urban amenities in the Tampa Bay area, many people are finding that infill new home construction on a vacant lot may be the best way to go. We have an inventory of lots for sale ready for development, but if you wish to make a survey of your own, the following article is very useful. The author, Brad Nix of Atlanta, claims to have had difficulty finding a guide to finding and purchasing vacant lots or raw land on the Internet, and I can support him on this claim. A client of mine is beginning the process to purchase a vacant lot to build his new home. As expected, he has many questions about how to do find the right property and then what to do with it once he has found it. After searching the web for a good website that explains the process of buying raw land, I realized that there aren’t any great ones and very few at all that I would recommend he read. So I decided to put this post together to send to my client and share with everyone else.

This article helps to clarify the issues one must consider before embarking on the search for a vacant lot for building a new home. As counties in the Tampa Bay area build up, so-called “infill” becomes the dominant mode for new construction– particularly in Pinellas County, Florida‘s densest in population.

Next ensure that the lot you are considering meets the requirements for the building you are considering. What is the setback from the road? Are there any easements that are carried over to the lot that need to be considered? What is the maximum footprint your home can have in relation to the lot? All of these questions need to be approved by the municipality prior to construction. It would be wise to make inquiries prior to construction to determine that your home plan is appropriate for the lot you are considering.

We at American Housing never underestimate the power of a woman. We have invested a lot of time in trying to get the female perspective on our homes. While we feel, as a company, that we are very talented and know how to build a quality home, we don’t want to overlook the realities of what a woman looks for in a home. We feel it is important to try and anticipate the needs of a family at a more personal and detailed level, and feel that a woman seems to come naturally equipped with that perspective.

In 2007, the Women’s Council of the National Association of Home Builders (NAHB) showed that women played a major role in up to 90 percent of home purchases and we consider that quite impressive. In talking to women who have purchased our homes, we have learned that one of their major concerns in purchasing a new home to be built, was that they wanted to know what their home was going to look like when it was finished. They wanted to know how the style of their home was going to look, from the roofline to the individual rooms. During construction, she wanted to be involved in the building process so that she could be sure that her vision would be realized.

American Housing saw that there was a need for a woman’s touch in our homes, and because of that, we wanted to create a home with a layout and style that a woman would expect in her home. We want to feel certain that American Housing’s homes are functional for both men and women and feel that a woman’s point of view is vital to accomplish that goal.
