Spring is here and while we don’t close up our homes like many northern homes to combat the cold weather; this is a good time of year, to remind ourselves to do some of the necessary maintenance, as well as the “Spring Cleaning” as it’s always been called to keep our homes looking like new.

 So we’ve called on some of the cleaning professionals to ask them some of their spring cleaning tips that will help us in Florida.

You’ve got to set aside some time if you’re going to do it yourself, so take a look at your schedule. Most Pros tell us to dedicate a weekend to the task at hand, but we’ll leave you to decide how much time you want to dedicate to Spring Cleaning.

Get all of your cleaning gear together is the first order of the day:

 Clean your home from the top down: if you’re starting on the outside of your home: you wouldn’t want to clean all your exterior windows and then hire a pressure cleaning service to wash your roof and ruin your newly cleaned windows.

While we’re on the subject of pressure cleaning: pressure cleaning the roof of a house is serious business; you don’t want to get an amateur and turn him loose with a 3000 PSI pressure cleaner, or you could be cleaning up from the leaks in your roof!

The same thing applies when you’re cleaning inside: a great place to start is with the paddles on your ceiling fans, you’d be amazed how much dust they collect of the top of the paddles even if you’re using them constantly.

One of the most recommended cleaning solutions we hear about over and over is a good cleaning agent along with a combination of vinegar and water.

Your Air Conditioning system: Spring is the time to clean your air conditioning system, so it’ll be ready for our long hot summer which is already here. Making sure the cooling coils and the air conditioning components are all cleaned and working well will increase the air flow and increase the efficiency of your HVAC system, which will keep you from losing money on an air conditioner that’s clogged and working twice as hard as it needs too.

We mentioned Windows when we began: but, you should clean your windows at least twice a year two times a year. Anytime you live near the water as we do and theirs dust or emissions from manufacturing facilities, windows will need cleaning at least twice a year. To remove stubborn spots and buildup, use distilled white vinegar, this works great and it’s what the pros use.

Clutter: papers and magazines always piled up, this is a good time to get rid of them. Decide if you really need them and you can recycle them or donate them to your local library.

Closets: if you can, empty everything out of the closet onto the floor. If you can’t remember the last time you used many of the gems you’ll find in there, you might want to think about selling them on EBAY or donating to a local charity. You’re call!!

Kids’ rooms: Get your kids involved in taking unused things to Goodwill or the charity of their choice.

FOOD: Go through your kitchen cabinets and box up canned foods that you’re not going to use: you know the one’s; donate them to a local food bank. Every fourth child in this country goes to bed hungry, believe it or not.

Carpet cleaning: is often overlooked and it’s one of the areas that collect the most dirt and pollen that’s brought into your home. Cleaning carpets once a year will make an incredible difference in the life of your carpet: not to mention how well they look when they’re cleaned.

These are just some suggestions, everyone has their own version of spring cleaning, so whatever yours is now’s a great time to do it and you’ll enjoy your home even more!

Will Your Lender Finance any upgrades to your new home? Some do and some don’t, but make sure you ask or you’ll have to pay for it with your own money. We’ll always discuss this with you before you go to the bank for loan.

Will your builder do additions to your home in the future? The size of your family will change if you’re young and want a family. If you buy a home with the number of bedrooms you need now, make sure your floor plan and your building lot will allow an addition. American Housing will do additions to our own homes and we can show how to expand our different models when you come in for your first meeting with our designers.

Does your Builder allow communication with the superintendent? We encourage this and all of our home buyers have great experiences with our superintendents. You’d be surprised at the number of companies that don’t allow this.

Do you understand your builder’s warranty? We’ll make sure you do! We believe in “The dumbest question is the one not asked.” Before you sign a contract with American Housing Builders will make sure you understand the warranty.

 Does your builder provide references? Absolutely, our home buyers are our best salespeople. Many of our customers go out of their way to talk to our customers in the communities where we build and we encourage this.

Does the community where your new home is being built have an HOA? We’ll get you a copy of the HOA’s rules and restrictions before we begin construction. HOA’S are a great way to make sure your new home retains its value. They also keep people from painting their house awful colors etc.

What does the home your building, sell for in your new neighborhood? It should be selling for around the same price as the new home you’re buying. If not, take the time to find out why.

How many Bank owned homes are there in your new Neighborhood? This has been a real problem because, Bank owned homes can drive down housing prices in your new neighborhood. Choose a neighborhood for your new home with the fewest number of foreclosures. Cheaper to Own than Rent!

According to Trulia’s “Winter 2013 Rent vs. Buy Report,” buying a home is 44% cheaper than renting nationwide and is 55% cheaper than renting a home in the Tampa Bay area. Between December 2012 and February 2013, Trulia compared costs by figuring in transactions costs and taxes and assumed a 30 year fixed mortgage with 20% down with the home buyer staying in the home for seven years.

Trulia’s chief economist Jed Kolko said “People who didn’t buy a home last year may have missed the bottom of the market, but they haven’t completely missed the boat.” He went on to say “Buying remains cheaper than renting in all 100 large metros. Even buyers  who can’t get today’s lowest mortgage rates will still find that buying makes more financial sense than renting in nearly all local markets, so long as they can get a mortgage in the first place.”
