The New Home Building Process

Building a new home requires many people, a lot of different materials, and many different processes and details to be managed on a strict schedule. At American Housing, we put much more than that into building your new homes. For us, it is a commitment to you to do what we can to make this effort seem easy. Here’s a simplified overview of each stage of the building process so you know what to expect.

1. Sales Agreement
The first thing to do is select your home site and your home floor plan. Once that is done, you will sign a sales agreement and secure a mortgage.

2. Design Center Meeting
At our Design Center, you will consult with our Design Consultant to select all the finishes and upgrades that make your new home uniquely yours.

3. Permits

American Housing will then secure all necessary permits required in order to get the building of your home underway.

4. Foundation
Your home site is surveyed, staked and excavated. Footings are dug, inspected and poured. Foundation walls are run up and fill is added. Plumbing lines are installed and concrete slab is prepped, inspected and poured.

5. Masonry

Masonry walls are then run up, inspected and tie beam is then filled with concrete for added strength.

6. Framing

The trusses are then set and the interior walls are framed.

7. Exterior Finishes
When the framing is complete, roof sheathing is added over trusses and roof is dried in. Then ridge vents and roof shingles are installed. Windows and exterior doors are installed and stucco is added to the exterior walls. Finally, the exterior trim and paint are applied.

8. Mechanicals

The heating and cooling system, plumbing and electrical systems are installed. Systems are “roughed in,” leaving exposed ends of pipes, wiring and ductwork to be finished later. Bathtubs, shower units and other large items are installed. Framing and rough mechanicals are inspected.

9. Insulation and Air Sealants
Reflective foil is added to exterior block walls, fiberglass insulation is added between studs in framed walls from garage to the house and all holes and gaps between framing members and around windows are then sealed to eliminate potential air leaks.

10. Pre-Drywall tour
At this time the job superintendent will contact you in order to meet with you to do a Pre-Drywall tour of your home. This is the perfect time to make sure things were done to your expectations.

11. Interior Finishes
Wall and ceiling drywall is installed, finished and sprayed. Interior doors, trim and shelving are installed and paint is applied. All other materials, including cabinets, countertops, mirrors and flooring are installed. Your heating and cooling system, plumbing and electrical are finished, including register vents, faucets, light fixtures and appliances.

12. Landscaping

Your yard is graded to slope away from your foundation. Driveways, walkways and porches are formed and poured.

13. Quality Inspection
Throughout the entire building process, the building professionals at American Housing Builders, Inc., will continuously perform quality inspections on your home. As your home nears completion, a “punch” list is prepared by the job superintendent. The superintendent then takes care of any items needing attention. Your new home is then cleaned and made ready for your Homeowner Orientation. At the Orientation, we will explain the mechanicals and demonstrate the operation of appliances. You may ask questions about how your new home operates, as well as make note of any items needing attention (such as paint touch-ups).

14. Closing and Move-in

Within 2 weeks of the Orientation, you will sign the closing papers, officially transferring ownership of the home into your name. Once the closing is completed, you and your family may move in to your new American Housing home!
